The rate published on this website. Booking direct means no third-party booking fee, so it is the best price we offer. Every one of our seven room types has its rate published on the rooms and rates page.

Cash and EFTPOS. If you need to arrange something else, call us before you arrive.
Cancellation terms depend on the rate you book and are shown before you confirm. Read them at checkout. If you are unsure, ring reception and ask before you pay.
Yes. Group and sporting-club bookings are welcome and we would much rather organise them by phone than have you book room by room online. This matters most in early January, when the Australian Skiff Championships are held across the road.

No — we cannot offer after-hours check-in, and reception is not staffed around the clock. If you expect to arrive in the evening, call (02) 4945 2847 before you set off and we will make sure someone is here with your key.
We have deliberately not published a fixed set of hours, because guests have told us we have not always met the ones advertised elsewhere. The honest answer is that reception is not staffed 24 hours. Ring (02) 4945 2847 and we will tell you exactly who will be there when you arrive.
Yes. Free on-site parking, directly outside your room, no booking required.
Ask us before you book. We have not published a policy because we do not have one we can guarantee, and this is a lake town where a wrong answer wastes your day.

Yes, parts of it are, and we would rather say so. The Pacific Highway runs between us and the lake. Front upper-level rooms — the balcony rooms with the outlook — hear the traffic. Ground-floor rooms at the rear are the quietest accommodation we have. We have written a whole page about exactly which room is which: find your right room.
The ground-floor Family Room at the rear of the property. If sleep is the priority — a baby, night shift, a hospital stay — that is the one to ask for.
The three balcony room types look out across the Pacific Highway to Lake Macquarie. That is an outlook over a road to a lake, not absolute waterfront, and we describe it that way on purpose. The other four room types have no lake outlook at all.
Exactly two: the Balcony Spa Suite and the Family Spa Room. No other room type has one. If a spa bath is the reason for your trip, book one of those two by name.
Yes — fridge, microwave, kettle, and tea and coffee making facilities in every room.
It varies by room type and we have not published occupancy numbers we cannot stand behind. Call (02) 4945 2847 with your group and we will tell you exactly what fits before you pay for anything.
No. There are no lifts, and upper-level rooms are reached by stairs. If stairs are a problem, book a ground-floor room and tell us when you book.

Yes — a flat-screen TV and a DVD player in every room, and free WiFi throughout the property.

No. Some third-party listings say otherwise; they are wrong. What we have is a kitchenette in every room and a barbecue area. For a meal out, Belmont 16s Sailing Club is 2.4 km away with seven waterfront eateries and live music on Saturdays — read our guide. The Belmont shopping strip is a few minutes up the highway.
The pool is saltwater and outdoors. We have not published a heating or seasonal claim because we do not have one confirmed. If you are booking specifically to swim, ring (02) 4945 2847 and ask for your dates.
Yes, a self-service guest laundry on site.
Yes, there is a barbecue area for guests.
Not that we can confirm, so please do not plan around it. Call us before you book if it matters.
Location & getting around

About 25–30 minutes by road to New Lambton Heights. We have a page specifically for hospital stays, because a lot of our guests are here for exactly that.
Blacksmiths Beach is 4.7 km, about 5 minutes. Caves Beach is 8.4 km, about 9 minutes. The lake foreshore is directly across the road.
Locally, yes — buses run the Pacific Highway corridor and the Fernleigh Track and beaches are close. For the Hunter Valley or Newcastle Airport, you will want a car.

The property has facilities for guests with disability, and there are ground-floor rooms you can park directly outside. There are no lifts. Please read our accessible accommodation page and call us before booking so we can be specific about your needs rather than general.

Reception can see the board and knows the property. Most of the questions this page cannot answer for certain — which room is free tonight, whether a trailer will fit, what a rate does if plans change — take about thirty seconds on the phone.
What this page will not do
It will not tell you that reception is open at a time it might not be, that every room is quiet, or that the pool is heated. Those are the four things guests have been let down by on motel websites in this corridor, and each one is either answered honestly above or left out.
